Residents in the adjacent Volewijck neighbourhood have already formed the Buiksloterham Coalition to press for 30 per cent social rental units in any new scheme, citing the success of the nearby De Ceuvel creative hub in drawing young families without displacing long-term renters.
Transport links would benefit from the existing ferry service to Centraal Station and the planned extension of the Noord-Zuid metro line to the area by 2029.

Current listings in the same postcode show ground-floor apartments in former warehouses trading at EUR 6,200 per square metre, while new-build projects in nearby Overhoeks have cleared at EUR 7,800 per square metre since the start of 2026. The rezoning draft sets a target completion date of 2033 for the first 1,200 units, with a public consultation period running from 15 July to 12 September.
