Current data from the Amsterdam Land Registry shows Noord properties sold for an average of EUR 4,950 per square metre in the past year, still 18 percent below Canal Belt levels. The rezoning documents project that new homes on the reclassified land could reach EUR 6,200 per square metre once infrastructure upgrades finish in 2029. That figure aligns with recent transactions on the Buiksloterweg, where renovated warehouse apartments changed hands at EUR 6,100 per square metre last month.

A six-week public consultation opens on 10 July at the borough office on the Mosveld. Residents can review the full plans online or attend drop-in sessions scheduled for 15 and 22 July. Prospective buyers should monitor the city’s housing portal for updates on the first phase of 850 units slated for tender in early 2027.
