New Metro Extension in Noord Lifts Nearby Property Values

The Distelweg metro station on the extended Noord/Zuidlijn opened on 15 June, sending asking prices for apartments within 400 metres up by an average of 12 percent in the first three weeks.
The project adds three minutes of travel time to Centraal Station from the Buiksloterham redevelopment zone, where 1,800 homes are under construction. City planners approved the 180 million euro extension in 2023 to ease pressure on the existing ferry services that carry 35,000 passengers daily across the IJ.
Neighbourhood shifts around NDSM and Overhoeks
Agents report the strongest interest along Distelweg itself and the parallel streets of Grasweg and Klaprozenweg. Two new blocks at the NDSM wharf, completed in March, now list two-bedroom units at 595,000 euros, 45,000 euros above comparable units marketed last autumn. Further east at Overhoeks, the former Shell site, values for canal-side apartments have moved from 610,000 euros to 685,000 euros since the station timetable was confirmed in April.
Local estate agents note that buyers previously priced out of the Jordaan and De Pijp are now targeting these northern postcodes because the metro removes the need for a car. The city’s housing shortage register shows 48,000 active applicants, with Noord accounting for 9,200 of them.
Price evidence and next steps
Figures from the Amsterdamse Makelaars Vereniging show the citywide average remains 580,000 euros, yet Noord postcode 1033 recorded a median of 612,000 euros in June, the first time it has exceeded the municipal figure. Transaction volumes in the immediate station catchment rose to 47 sales in the four weeks after opening, compared with 29 in the same period last year.
Buyers should check the municipal website for the final round of permits on the remaining Grasweg plots, due for release in September. Those already under contract are advised to confirm with their notary that the new station access rights are noted in the deeds before completion.
